The Acreage Story

It started with a question: why does so much great Texas land sit undeveloped while communities are hungry to grow?

The answer wasn't hard to find. The gap between raw land and a finished development is filled with complexity that most people aren't equipped to navigate. Entitlement, municipal approvals, infrastructure, utilities, drainage, grading — the unglamorous, high-stakes work that happens long before a single foundation is poured. Most developers look past it. We built a company around it.

Acreage Developments was founded in 2023 with a straightforward mission: find land with potential, do the hard work others won't, and build something that lasts. Not just subdivisions but communities. Not just transactions but legacies.

Based in Southlake and operating across the Dallas Metroplex and all of Texas, we manage every phase from initial feasibility through lot delivery. We work with landowners who want to understand what their property is truly worth, and with investors who want to build lasting wealth through development that is disciplined, transparent, and built for the long term.

12+ years in the Dallas–Fort Worth development market. Texas Tech University, Civil Engineering. Built his career alongside some of Texas's most respected land development firms, working directly with civil engineers, architects, surveyors, and H&H specialists across North Texas.

Aadesh Niraula, better known as Adam in most circles, operates at the intersection of vision and execution. His career was built inside the rooms where real development happens — coordinating with civil engineers, architects, survey crews, and floodplain teams to take raw land through every stage of the process. He also spent significant time on active construction sites, observing real-world challenges firsthand and learning how field conditions expose what a plan either got right or didn't. That combination is what shaped him. He thinks about constructability before design is finalized, prices constraints before a deal is structured, and builds plans that hold up when equipment hits the ground.

His ability to read raw land early allows him to identify constraints and hidden potential before they become costly surprises. Whether navigating difficult topography, utility complexity, or layered municipal requirements, Adam brings structure, clarity, and momentum to projects that demand both analytical precision and creative problem-solving. He contributes to acquisitions from a feasibility and engineering standpoint, evaluating what a site truly costs to unlock before capital moves, and leads disposition strategy to ensure every site exits at its highest realized value. At Acreage, he connects the technical and the transactional — ensuring every project is grounded in strong fundamentals and built to perform.

10+ years across public and private development in Texas. Certified Floodplain Manager (CFM). Built his career inside county government and private development, working directly with municipal authorities, infrastructure teams, engineers, and capital partners across the Dallas–Fort Worth market.

Akar Pokhrel is the operational and financial backbone of every deal Acreage pursues. His career began inside county government as an engineer, giving him something most developers never get — a firsthand view of how projects are evaluated, approved, and derailed from the regulatory side. That public sector foundation shaped how he thinks. He doesn't approach a deal looking for reasons to move forward. He looks for every reason it could fail first, prices those risks accurately, and structures around them before capital is ever committed.

That same discipline carries into how he manages projects once they are underway. Akar oversees construction operations, coordinating contractors, monitoring build quality, and holding timelines accountable from groundbreaking through delivery. He understands infrastructure not just on paper but in practice, having worked through the full cycle of how roads, utilities, drainage, and site systems come together in the field. On the capital side, he leads investor relations and partnership structuring, bringing the same risk-first rigor to how deals are presented and how partners are kept informed at every stage. At Acreage, he makes sure every project that moves forward is financially sound, operationally tight, and built to close.
